The importance of an inspection prior to acceptance of the building

Checklist for an inspection prior to acceptance of the building

The inspection prior to acceptance is carried out from a list provided and approved by the Régie du bâtiment du Québec. During the inspection, the contractor must provide you with the checklist. You have the obligation to verify whether all the work planned with the contractor is finished or if it remains to be finished, as well as its quality.

If during the inspection you notice any apparent defects and poor workmanship that require corrective work or work to be completed, you must:

  • Indicate on the checklist all the elements to be completed or corrected.
  • Agree on a reasonable deadline (maximum 6 months) for the completion of the corrective work.
  • Send a copy of your modified checklist to your contractor and to the Guarantee Plan administrator (Garantie de construction résidentielle, GCR).

Since you have not moved into your new home yet, you have 3 days after acceptance to modify this list with any new items and send a copy of the modified checklist to your contractor and GCR.

Once this process is completed, the contractor must complete the work or make the necessary corrections. If for any reason the entrepreneur does not act on it, we invite you to consult the Claim section to know your rights.
